Real Estate Without Any Experience  

Here’s how you get to be an insider in the Chicagoland Real Estate boom without any experience. We generally have more motivated sellers than we have capital of our own to purchase their properties. As a result, we often have to turn down excellent opportunities to make a really nice profit because of a lack of capital. 

For instance, we had a property that came available on Elmhurst recently. We could purchase the property just before it was to be sold at auction in foreclosure. However, we needed $475,000 in cash to buy it quickly because the foreclosure auction would happen in one week.  

Because of comparable properties in the area and our unique selling approach, we would be able to sell this house for $620,000 after our remodel. The great part was that it only needed minimum updating, new carpet and paint to get top dollar for the property. We only needed to invest an additional $19,000 in the remodeling.   

At that time, all of our capital was invested in other homes that we had in the buying/remodeling/selling process. We couldn’t purchase the property in the short time frame needed and we missed a profit of $126,000. Here’s where you come in.   

Make Money Like a Bank 

Without Any of the Headaches

Recently a friend of mine told me the story of his trip to the bank. He went in and sat in front of the big desk across from the loan officer. For some reason that always seems somewhat intimidating.

My friend didn’t have an account himself, but he had a relative that did. The relative was willing to pledge it to the bank for him. Now the CD was making 3.5% interest a year. The banker turned around and gave that money to my friend and charged him 9.5% interest for the loan.   

Let’s review. The bank takes 3.5% money from the relative and charges the business owner 9.5% to use it temporarily. The bank made a cool 6% and didn’t do much of anything or risk anything either. Here’s how it works. We create a contract to buy a property at a deeply discounted price. You loan us the money to buy that property and remodel the home. In return, your money is secured by a 1st or 2nd mortgage lien on that house just like a bank would do. And you get 8% - 16% return on your loan to us.  

Your money is protected during the whole process. We sign a mortgage loan note with you and you send your money to the Title Company that handles the whole transaction. The title company pays the seller for the home we are buying based on the contract that we have negotiated with the seller.   

The Title Company gives us a title policy to protect your interest, creates the lien and files it with the county clerk’s office and protects you during the whole transaction. After all closing costs and the title of the property have been legally transferred to Cooper Group Real Estate Investors, the Title Company forwards to us whatever money is left to begin the remodeling process.   

You’re protected all along the way. We have an obligation to repay your principal and interest when the house sells (after our remodel job is complete). By Title regulation in Illinois, we cannot sell the house to the next buyer without repaying your principal and interest out of the proceeds of the sale.
